Please reach us at 616.278.0900 if you cannot find an answer to your question.

Typical times for our properties are 4pm Check-In and 10am Check-Out.  Any variations from this will be noted in your confirmation messaging.


Early check-in and late check-out may be available upon request, subject to availability and an additional fee. Please inquire in advance.


  • Full Refund: Cancel at least 30 days in advance to receive a full refund.


  • Partial Refund: Cancel between 14 and 30 days prior to Check-In to receive a 50% Refund of the Reservation plus Full Refund of the Cleaning Fee and Security Deposit.


  • Short Notice Cancellations: In the unlikely event that you must cancel with less than 14 days notice, shorten your stay or check-out early, please understand you must take responsibility for your entire reservation. If we can rebook your accommodation(s), a full or partial refund will be made. Guests who cancel before 12pm local time on the day of check-in will receive a full refund of the Cleaning Fee and Security Deposit.


  • All refunds issued under the cancellation policy will be subject to $35 Processing Fee.


All our properties feature newer hot tubs for your relaxation and enjoyment!


Here are a few things to note:

  • Quiet Hours are observed 10pm-8am to ensure the respect for our neighbors and community.
  • No animals of any kind are allowed in the hot tubs.
  • No glass containers of any kind are allowed in or near the hot tubs.
  • Children under 12 must be supervised by an adult at all times.
  • Children under 6 should limit their time in the hot tub to no more than 15 minutes per hour.
  • Due to the time it takes to heat fresh cold water (12 hours), it is not feasible to replace the water between every group of guests. The water is treated, highly filtered, and the tubs are regularly cleaned. If you would like the water changed before your check-in, we can generally accommodate this request for a fee of $150.  Understand that the water will not be hot for the first evening of your stay. Please include a request for hot tub water replacement with your booking.

Properties which are not fully fenced:

Your pets are family and welcome at our properties!  The following policies help us ensure a 5-star experience for our guests.  

  • Limit of 2 pets per stay. 
  • Dogs must be less than 125 lbs each. 
  • Guests are expected to pick up, bag, and dispose of pet waste in the outdoor garbage bins.
  • All pets should be crated when their owners are absent.
  • Dogs must be on leash at all times outdoors if property is not fully enclosed by fence.
  • No animals allowed in hot tubs.


Violations may result in cancellation of reservation with removal from property and/or forfeiture of some or all of the security deposit.


Yes!  All our properties feature the following:

  • Graco Pack N Play & Sheets
  • High Chair
  • Infant Bath Seat
  • Baby Gates (available upon request)


Yes!  Your stay will include body wash, shampoo, conditioner, hand soap, dish soap, dishwasher detergent, and laundry detergent.


Yes!  All our beds feature luxurious 1800 thread count Egyptian Cotton sheets.  Blankets, Bath Towels, Wash Clothes, Hand Towels, and Beach Towels are also abundantly available.


Yes!  Each of our properties features high-speed wi-fi capable of streaming multiple tv's, phones, and laptops. The network and passwords are provide on day of check-in.


All properties can easily accommodate 2 vehicles in the driveway. On-Street Parking is also available.  


**Please ensure you do not block any neighbor's mailboxes.**


For the enjoyment (and sensitivities) of all our guests, all of our luxury homes are smoke-free, including cannabis and vaping.  However, you are welcome to smoke outside on the porches and patios. Please collect and dispose of all cigarette butts to avoid any deductions from the security deposit.  


NOTE: Smoking of any form inside the house (including cannabis) will be subject to an automatic $250 deduction from the security deposit to cover costs of odor mitigation.


We use a keyless entry systems. Detailed instructions for access will be sent before your check-in date. 


We do require a security deposit of $500 on every booking with no exception. A "hold" will be reserved on the credit card used for booking and will be "released" after your stay, provided there are no damages.


Common security deposit deductions include:

$250 - smoke or other odor remediation

$150 - drain and clean hot tub

$100 - minor biohazard cleanup (vomit, etc.)

$50 - pet waste cleanup

$50 - cigarette cleanup


If you encounter any maintenance issues, please contact us immediately via call or text to 616.278.0900, and we will address it promptly.


The success of our properties rests on being good neighbors. For that reason, we do not permit parties or large gatherings at the property. It's intended for quiet enjoyment by our guests.


NOTE: Our properties do have exterior cameras recording video and audio which are used to monitor for parking, parties, large gatherings, illicit or unauthorized activity.


For things such as small family gatherings, business meetings/masterminds, etc please contact us to discuss full details.


Extending your stay may be possible, depending on availability. Please contact us as early as possible to inquire about an extension. 


Certainly! We provide a list of recommended local attractions, restaurants, and activities under the section of this site "Things to Do". Feel free to ask for personalized suggestions as well.


Yes, we provide a washer and dryer (including some laundry detergent) for your convenience during your stay. 


Yes, the primary renter must be at least 21 years old to book this property.


The success of our luxury accommodations depends our being good neighbors and stewards of the community.


All of our properties have quiet hours from 10pm - 8am to ensure a peaceful environment for all guests.
